Construction Commences on Sustainable Hotel Project in the Heart of Lienz

The go-ahead has been given for the construction of a hotel, marking the first part of the city center district in Lienz. Construction work on the approximately 1,900 m2 site located at B 100/Andreas-Hofer-Straße intersection is due to begin in August. Project development partners SES Spar European Shopping Centers, Kronberg International, and the Styrian Medical Association are investing more than 17 million euros in the construction of the new hotel. A modern 3-star superior-plus hotel for business travelers and holidaymakers is being developed in cooperation with “harry's home”, the hotel partner. Approximately two-thirds of the construction work awarded will be carried out by regional East Tyrolean companies. The opening is expected to take place in spring 2024.

Construction work on the hotel, the initial component of the city center district in Lienz, began after the official building permit had been issued at the beginning of the year. Preparatory construction work on the 1,900 m2 site is set to begin in August. A total of more than 17 million euros is being invested in the hotel project; the construction costs alone amount to just under 13 million euros. The hotel is scheduled to open in spring 2024.

Elisabeth Blanik, Mayor of Lienz, sees the planned hotel construction as a forward-looking catalyst: “The expansion of the range of beds on offer is of great importance for Lienz as a location, both economically and in terms of tourism, as the accompanying increase in footfall in the town and the region will boost purchasing power.”

Martin Hellweger, Managing Director of Kronberg International, emphasizes: “This represents an investment in the future, both for the city of Lienz as well as for us. We have been able to assemble an optimum team of partners for this project, and sustainable execution is of particular importance to us as an investor. We are committed to resource-saving construction and the use of innovative technology.”

Spotlight on Regionality and Sustainability
To date, 70 percent of the construction work has been awarded. Roughly two-thirds of that amount is being carried out by regional East Tyrolean companies.
When it comes to the construction of the hotel, SES is fully committed to sustainable real estate development. Thanks to geothermal energy and photovoltaics, energy will be obtained from sustainable sources, thereby enabling resource-saving operation at a later date.

“harry’s home”: A 3-star Superior-plus Hotel in the Sunny City of Lienz
Hotel partner harry’s home is due to welcome business travelers and holidaymakers to a modern 3-star superior-plus hotel in Lienz – on a year-round basis – in the spring of 2024. The 14th overall location operated by harry's home Founder and Managing Director Harald Ultsch offers 85 rooms featuring upscale amenities, 170 beds, and 42 parking spaces. Two-thirds of the rooms are equipped with either a balcony or a terrace. “harry’s home meets the needs of nearly all targeted guest groups: business professionals, families, holidaymakers, sports groups, and many others. We are looking forward to welcoming guests to the “second Tyrolean capital” in 2024," says Harald Ultsch.

City Center District in Lienz – Partial Project 2
A substantial amount of work is being carried out on the development of the main site (approximately 4,000 m2) in an effort to create a mixed-use district in the city center. An underground parking garage as well as ground-floor retail and restaurant areas are included in the concept. With respect to the upper floors, various uses are currently being considered in coordination with the City of Lienz.
